What Goes Into The Process Of Apartment Remodeling?

The apartment renovation and remodeling process is largely determined by the type of contractor chosen for the job. There are two main types of contractors - design-build firms and design-bid-build firms. 

While our design-bid approach is a full-service renovation solution, the more traditional design-bid-build renovation method requires contracting a designer or architect to plan and render the project design. They then bid out the construction to a separate build contractor, who may then bid the work out to various subcontractors. Designers and contractors are not always contractually obliged to one another and often require coordination to manage the project. If the apartment reno doesn’t require building additional rooms or significantly restructuring the apartment, the planning process takes approximately 90-120 days. A common factor that extends the planning phase is whether the proposed renovation requires architectural plans. In this scenario, the plans must first be submitted to the building's reviewing architect or condo/co-op board for approval.

Construction and build timelines are impacted by the scope, site conditions and building rules. How Much Does It Cost To Renovate An Apartment?

The average cost for an apartment renovation in NYC is $250-350 per square foot (including labor and upper mid-range finishes, while more complex gut renovations run around $400 to $500 per square foot and all the way to $600 to 800 per square foot in all custom, ultra luxury renovations. When considering the average size of a two bedroom NYC apartment is around 800-1000 feet, expect to pay around $250,000 to $350,00 total to remodel the full space (two bedrooms, two baths, kitchen, living area) with mid-range to upper-mid tier finishes via a full-service design-build contractor.

Common Challenges with

Light Electrical Load

Many older buildings and apartments that haven’t been renovated in years often don’t have enough electrical capacity to support modern appliances like dual fuel ranges, washer/dryers, speed ovens, central air systems, and induction cooktops. An informal way to determine the electrical capacity of your apartment is to speak with the building super, although performing an electrical load test by a licensed electrician is ideal. Asbestos

Renovations that disturb asbestos-containing material cannot proceed until the asbestos is remediated by a company that specializes in asbestos removal, so testing prior to demo is essential. Still, just because a property contains asbestos does not necessarily mean the asbestos has to be removed or automatically poses a hazard to your health. If the asbestos will be untouched, we can occasionally work around the issue. However, best practices warrant remediation. 

Cloth Wiring

Cloth wiring was typically used in the late 1940's, 1950's and early 1960's. Having been there likely over half-a-century, the potential for problems is high. First, in renovation projects requiring electrical permits, cloth wiring will not pass inspection. Second, and more importantly, old cloth wiring freys over time and becomes increasingly more of a fire hazard if not replaced. We run electrical tests before every renovation to ensure all wiring is up to code. 

Wet Dry Restrictions And Plumbing Stacks

Wet over dry restrictions dictate whether or not you can physically relocate a bathroom and plumbing stacks dictate whether or not you can open up certain walls in kitchens. If your apartment is a co-op and these stipulations are in place, we will petition your co-op board to make exceptions, if we feel the request is genuine and worthwhile.

Brooklyn Co-op Renovation | 296 Sterling Place

For this pre-war co-op renovation in Brooklyn, Gallery KBNY updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look.
